Abodu Construction in Redwood City, CA | Milpitas Construction
We provide independent Abodu construction service across Redwood City, including foundation work, utility tie-ins, panel repairs, and full ADU installations, and also offer Abodu service in San Carlos. The one thing that makes our Abodu work here different is that we’ve spent years watching how Redwood City’s foothill clay and winter drainage patterns interact with factory-built ADU shells. If you own an Abodu unit or are planning one, call (877) 752-4194 for a free estimate.
We’re Milpitas Construction, a full-scope general contractor led by Ken Stafford. We work on Abodu’s studio, one-bedroom, and two-bedroom ADUs as an independent service provider – we’re not manufacturer-affiliated or authorized. What we are is local. We know Redwood City’s lots, its soil, and its building quirks. For more on our broader work, see Abodu sales & service and our Redwood City service area page.
Why Redwood City Residents Choose Us for Abodu Service
Abodu builds a narrow, standardized line of backyard ADUs. Three sizes, repeatable panel modules, predictable utility rough-ins. That standardization is exactly why independent builders who work on them repeatedly get better. We’ve handled Abodu installs and post-install corrections across the Peninsula, including Abodu in West Menlo Park, and we know where their factory-built assemblies meet real-world Redwood City lots – because that’s where problems show up.
Ken Stafford got his foundation in construction technology at Evergreen Valley College before spending two-plus decades on Bay Area builds, and he applies the same site-management discipline to every Abodu project we take on. We source Abodu-specific foundation hardware, panel connectors, and trim profiles from the OEM or exact-match fabricators rather than forcing generic big-box parts. On an Abodu unit, the shell is worth preserving. We push repair and re-leveling over replacement unless the foundation or panel structure is structurally compromised. Build it right the first time – the Bay Area doesn’t give you a free pass on shortcuts.

Common Abodu Construction Problems We Solve in Redwood City
- Pier and grade-beam settlement on expansive clay. In the 94062 foothills west of El Camino, winter groundwater moves through expansive clay and can rack door frames or open panel seams within a few seasons. An Abodu unit relies on a level, engineered foundation – when the ground shifts, the shell tells you.
- Winter storm water intrusion at the panel-to-foundation junction. Redwood City’s rain-shadowed climate concentrates rain into winter storms. Where a unit sits downhill of an unmaintained retaining wall – common on steep El Camino-west lots – water finds the roof-to-wall and panel-to-slab seams and works its way in.
- Site utility tie-in mismatches. Factory-set plumbing and electrical stubs often meet older Redwood City service panels, undersized gas lines, or unpermitted additions on the main house. We’ve pulled permits and corrected tie-ins that weren’t done right the first time.
- Finish and trim movement after crane-set placement. On tight infill lots, rushed crane sets lead to interior door misalignment, perimeter flooring gaps, and exterior flashing that leaks. We reset, re-shim, and re-flash until the unit sits square.
- Foundation drainage failures on hillside lots. Foothill lots cut into the Redwood City hills concentrate runoff. Without proper drainage away from the uphill side, pier-and-beam foundations erode and settle unevenly.
Abodu Service in Redwood City: What Local Conditions Mean for Your Equipment
Redwood City’s rain-shadow climate lets us pour Abodu foundation slabs and grade beams year-round. No hard freezes, dry summers, concentrated winter rain. That’s a scheduling advantage. But the foothill lots west of El Camino in 94062 sit on expansive clay where winter groundwater moves – so Abodu siting here depends more on drainage and pier depth than on the building season. A slab poured in August on a flat bay-side lot in 94065 behaves differently than a pier-and-beam foundation on a hillside lot off Farm Hill, and we’ve seen similar challenges with Abodu service in Emerald Lake Hills. You can’t spec one foundation for both. On a steep lot off Farm Hill in the 94062 foothills, an Abodu one-bedroom had settled just enough that the entry door dragged and a seam opened along the panel joint nearest the downhill corner. We re-leveled the pier-and-beam foundation, added drainage away from the uphill retaining wall, and reset the flashing and trim – the unit has stayed square through two winters since. That’s the kind of Redwood City-specific correction a generic Abodu page won’t tell you about, and a contractor who only builds site-framed ADUs won’t recognize.
Abodu Models & Products We Service in Redwood City
We service the full Abodu line: the 500-square-foot studio ADU, the one-bedroom, the two-bedroom, and two-story or stacked configurations where the lot demands vertical. For each, we keep OEM or exact-match foundation hardware, panel connectors, and trim profiles available for fast Redwood City turnaround. Standard fixtures and fasteners come from proven aftermarket lines – brands we’ve used across hundreds of Peninsula projects – but the Abodu-specific pieces we don’t substitute. On an Abodu unit, the shell is worth preserving. We push repair and re-leveling over replacement unless the foundation or panel structure is structurally compromised. That philosophy extends across our full-scope GC work, including ADU planning and prefab construction – not a future offering, a current specialty – and Abodu service in Lexington Hills for nearby foothill lots with similar soil conditions.

AfterAbodu Service Pricing in Redwood City
Here’s what Abodu construction work typically costs in Redwood City, based on our current market data:
| Service | Typical Price Range |
|---|---|
| ADU Construction | $90,000 – $220,000 |
| Home Addition | $45,000 – $130,000 |
| Concrete Driveway Installation | $4,500 – $12,000 |
What drives the cost? Foundation depth and soil conditions, utility tie-in complexity, and whether the existing lot has drainage or access issues. A flat 94065 lot with a simple main-house panel is far simpler than a 94062 hillside with a retaining wall and undersized gas line. Every free estimate includes a written line-item quote, so you know exactly what you’re paying for before work starts. Call (877) 752-4194 for a number specific to your lot.

FAQs – Abodu Construction in Redwood City
Yes. We’re our General Contractor in Redwood City, not an Abodu-authorized installer, so we work on units regardless of who handled the original site prep. Many of our Redwood City corrections involve fixing site prep that wasn’t done for local soil conditions. Call (877) 752-4194 and we’ll assess what’s there.
It absolutely does. Expansive clay plus winter groundwater movement causes pier and grade-beam settlement, which racks door frames and opens panel seams. Foundation depth and drainage matter more than anything else on those foothill lots. We spec piers accordingly.
An Abodu unit typically goes from foundation to weather-tight shell in a fraction of the time of a site-built ADU – often days for the crane set once the foundation and utilities are ready. The foundation and site prep take longer. For an exact timeline on your Redwood City lot, call (877) 752-4194.
ADU construction in Redwood City typically runs $90,000 to $220,000, depending on foundation type, soil, utility work, and access. We provide a free written estimate with line-item pricing, so no surprises. Call (877) 752-4194 for a quote specific to your property.
Yes. We handle concrete driveway installation, access grading, and crane pad prep. Tight Redwood City infill lots often need a temporary access path, especially when the unit goes behind an existing structure. We manage the whole sequence from street to set.
