PGT Construction in Sun City, CA | Milpitas Construction

We provide independent PGT window and door service across Sun City, CA, for the original Del Webb ranch homes and later infill throughout 92585, 92586, and 92587, with Romoland PGT service available nearby as well. The one thing that makes our PGT work here different is that we know these openings: single-story stucco ranches from the 1960s through 1980s, framed before impact-rated glazing was standard, now aging under 100°F-plus inland heat. We are not affiliated with or authorized by PGT. We are Milpitas Construction, a full-scope general contractor, and Ken Stafford leads our team. Call (877) 752-4194 for a free estimate.

Why Sun City Residents Choose Us for PGT Service

Most Sun City homes were built by Del Webb between 1962 and the mid-1980s. The window and door openings in these houses were framed for aluminum single-hung and fixed units, and those original PGT units have now spent decades baking in Riverside County sun. We have retrofitted and repaired PGT windows and doors into these same ranch homes for years, so we know how the frames age, where the flashings fail, and which replacement sash and rollers actually fit an out-of-square 1970s opening.

Ken Stafford grew up near the Milpitas BART station back when that corridor was mostly warehouse lots and family-owned shops, and he built his foundation in construction technology at Evergreen Valley College before ever swinging a hammer on a paying job. That early training in blueprint reading and site management is why we approach every Sun City PGT retrofit as a framing and waterproofing problem first, not just a glass swap. We use OEM PGT replacement sash, rollers, glazing, and gaskets where the unit’s series still supports them, and quality aftermarket hardware only when the original line is discontinued. Our team handles everything from a single failed slider to a full-house window replacement, often coordinating bathroom remodels and accessibility retrofits in the same visit. Call (877) 752-4194 and we will come look at what you have.

Common PGT Construction Problems We Solve in Sun City

  • Heat-warped vinyl frames and sash on south and west elevations. PGT vinyl units on Sun City homes that face the afternoon sun darken, chalk, and warp after years of 100°F-plus summers. Once the frame twists, the weather seal breaks and water finds the sill. We replace the sash or the whole unit, depending on how far the warp has gone.
  • Fogged and hazed glass on original dual-pane PGT units. The west-facing single-hung and fixed windows in these Del Webb ranches fail by seal breach far earlier than the same glass would on the coast. Low humidity dries the gasket, the seal opens, and the glass fogs. On a 1970s tract home, one fogged unit is a repair; a whole wall of them is a replacement conversation.
  • Rattling, air-leaking PGT aluminum sliders. Inland dry heat shrinks the original glazing gaskets and sealant. Sun City sliding doors then rattle in the wind, leak air, and lose roller alignment. We realign or replace rollers and re-gasket the panels, which usually brings the door back to square.
  • Failed flashing and water intrusion at old PGT frames. Decades of heat-cycled stucco and occasional Santa Ana wind events pull flashing away from the nailing fin. What was fine when the home was built now lets wind-driven rain behind the frame. We pull the trim, re-flash, and re-seal the opening correctly.
  • Non-impact-rated glass on homes now exposed to wildfire-season conditions. Many original PGT units in Sun City are early dual-pane, not impact-rated. When a remodel or window changeout comes up, we re-specify the glazing so the new opening actually meets current expectations for wind and ember exposure.

PGT Service in Sun City: What Local Conditions Mean for Your Equipment

Sun City is Del Webb’s first California master-planned age-restricted community, opened in 1962, so almost every PGT window and door we touch here is a retrofit into an aged, out-of-square stucco opening rather than new construction. The original openings, headers, and flashing details vary house to house even within the same tract. That means a window replacement on a 1960s Cherry Hills Boulevard home is not the same job as one on a 1980s infill lot off McCall Boulevard. The opening may have settled, the stucco may have cracked and pulled away from the frame, and the original header may not be flush with the new unit’s dimensions.

On a Del Webb-era ranch off Cherry Hills Boulevard in 92585, we opened a bathroom wall for a walk-in shower and found the adjacent PGT aluminum slider and west-facing single-hung units were fogged and the sill flashing had pulled away from the sun-cracked stucco. We re-flashed and re-sealed the slider opening, re-specified the failing glazing, and reset the shower rough-in so the new tile tied back to a square, dry wall, all done in phased early-morning shifts around the resident’s mobility needs and the HOA’s approved finish colors.

That is the reality of PGT work in Sun City. You are not just swapping glass. You are rebuilding the opening to work with decades-old stucco, original headers, and a house that has moved. We handle it because we have done it enough times to know what is behind the trim before we pull it.

PGT Models & Products We Service in Sun City

We install, retrofit, and repair the PGT lines most common in Sun City homes: PGT WinGuard impact-resistant aluminum windows and sliding glass doors, PGT aluminum single-hung and fixed units that match the original Del Webb-era openings, the PGT Vinyl series including PremierVue and EnergyVue for remodel and retrofit work, and PGT sliding glass doors used in sunroom and patio additions. We stock commonly needed OEM sash, rollers, glazing, and gaskets locally so service on the most common series moves quickly. When a part is discontinued or the unit predates current inventory, we specify quality aftermarket hardware and tell you exactly what is going in. If you need broader PGT sales and service information, see our PGT sales & service page.

PGT Service Pricing in Sun City

Cost depends on how many units, how badly the frames have warped, whether the openings need re-flashing, and whether the glazing must be impact-rated. A straight window replacement runs different numbers than a whole-wall retrofit with stucco repair, similar to what we see with PGT in Good Hope. Here are the ranges we work within for Sun City work:

Service Price Range
Bathroom Remodel $9,000 – $28,000
Walk-In Shower Installation $4,500 – $12,000
Tub-to-Shower Conversion $3,500 – $10,000
Window Replacement $4,500 – $15,000
Roof Replacement $8,000 – $20,000

Your estimate includes a full inspection of the existing openings, the frame condition, the flashing, and the glazing spec. We give you a written, line-item quote and we do not pad it with change orders after the fact. Call (877) 752-4194 to schedule your free estimate and we will tell you exactly what your PGT units need.
