Therma-Tru Construction in El Granada, CA | Milpitas Construction

Independent Therma-Tru construction service across El Granada means doors that are installed, repaired, and replaced for coastal conditions, not for a generic California climate. We’re Milpitas Construction, and the one thing that separates our Therma-Tru work here is that we know these doors fail at the threshold and bottom rail in this fog belt, not from sun or heat the way they do inland. Ken Stafford runs our crews, and we treat every El Granada door job as a water-path problem first and a door problem second. Call (877) 752-4194 for a free estimate.

Why El Granada Residents Choose Us for Therma-Tru Service

We’ve installed and serviced Therma-Tru door systems across the coastal San Mateo hills — including Moss Beach Therma-Tru service — long enough to know how their fiberglass and steel entry lines behave in salt fog and wind-driven rain. That knowledge comes from jobsites, not a dealer badge. We are an independent Therma-Tru service provider and are not authorized, sponsored, or endorsed by Therma-Tru.

What that independence gets you is straight talk about repair versus replacement. When a Fiber-Classic slab is still sound but the threshold screws have corroded from salt air, we say so and replace the OEM parts. When a bottom rail is saturated and soft, we tell you it won’t survive another wet El Granada winter and it’s time to replace. That’s the kind of honesty Ken Stafford has built his reputation on since his days studying construction technology at Evergreen Valley College, then running jobs across the Bay Area for over two decades. No shortcuts, no callbacks. Build it right the first time, the Bay Area doesn’t give you a free pass on shortcuts.

We’re also a full-scope general contractor, which matters when a door replacement turns into a threshold repair turns into a drainage fix on a sloped El Granada lot. One contractor, one accountable team, one point of contact, and access to 50+ brand-name product lines beyond Therma-Tru, including James Hardie siding and GAF roofing, so the whole exterior scope gets handled under one contract.

Common Therma-Tru Construction Problems We Solve in El Granada

These are the failure modes we see again and again on this side of the hill:

  • Seized latches and loose strike plates on ocean-facing entries. Salt-laden onshore wind off the Pacific pits and oxidizes door hardware, hinges, and threshold screws faster than the fiberglass slab itself. Within a few seasons, latches seize and strike plates loosen. We replace the hardware with OEM Therma-Tru parts where available and reset everything so the door actually closes and latches cleanly.
  • Damp, swollen bottom rails on Smooth-Star and Fiber-Classic slabs. Wind-driven fog-belt moisture works into the bottom rail and threshold where the sweep seal has flattened. Water wicks up the slab edge and behind the sill. This looks like a door failure but it’s usually a seal and sill-flashing problem. We fix the water path, not just the symptom.
  • Frame rot and delamination on hillside Classic-Craft installations. Older Classic-Craft doors on El Granada’s bluffs often sit in poorly flashed openings. Winter runoff off the slope pushes water behind the frame, causing rot and delamination that looks like a door failure but is really a drainage failure. We re-flash the opening and reset the frame.
  • Rust along the bottom edge of Benchmark and Reliant steel doors. The early-to-mid-century beach cottages scattered through El Granada often have steel doors whose factory primer has been breached by repeated wet-dry cycles. The bottom edge and lock bores rust first. If the steel is still sound, we treat and repaint. If it’s perforated, we replace the slab.
  • Doors that close fine in August and stick in January. Coastal humidity swells wood frames and shifts sloped foundations just enough to change the geometry of an opening. We check the frame, the reveal, and the threshold height before assuming the door is the problem.

Therma-Tru Service in El Granada: What Local Conditions Mean for Your Door

El Granada’s fog belt keeps exterior surfaces damp for much of the year. That’s the detail inland contractors miss. Therma-Tru fiberglass doors here rarely fail from sun or heat the way they do in San Jose or Milpitas. They fail at the threshold and bottom rail from constant moisture and salt, which is why we inspect and reseal sills as part of every door and window scope on this side of the hill. On a beach cottage above Princeton-by-the-Sea, our crew pulled a Smooth-Star fiberglass entry door whose bottom rail had gone soft from years of fog-belt moisture wicking past a flattened sweep seal. We found the threshold screws corroded from salt air and the sill under-flashed, so we replaced the OEM sweep and threshold, re-flashed the sill to shed runoff, and reset the door. It now closes and latches cleanly through the wet months. The homeowner had assumed the slab was failing. The real culprit was the water path around it, and that’s a lesson we apply to every El Granada job.

Therma-Tru Models & Products We Service in El Granada

We work across the Therma-Tru line: Fiber-Classic and Smooth-Star fiberglass entry doors, the Classic-Craft American Style collection, Benchmark and Reliant steel entry doors, and patio and sidelite systems with Tru-Defense frames. Parts matter in a coastal environment. We use OEM Therma-Tru replacement sweeps, weatherstrip, thresholds, and hinge hardware where the slab or frame is still sound, and we switch to quality aftermarket hardware only when OEM parts aren’t available for a discontinued line. Here’s the repair-versus-replace line we draw: if the bottom rail or frame is already saturated and rotted, we tell owners to replace rather than chase a repair that won’t hold through another El Granada wet season. For El Granada homeowners, you’ll also find our broader Therma-Tru sales & service page useful if you’re weighing a new door against a repair.

Therma-Tru Service Pricing in El Granada

Every El Granada job starts with a free estimate, and these are the ranges we typically see for the door-adjacent scopes that come up on coastal lots:

Service Cost Range in El Granada
Window Replacement $4,500 – $15,000
Home Addition $45,000 – $130,000
Roof Repair $400 – $1,800

Door hardware repairs like sweeps, thresholds, and re-flashing typically fall on the lower end of these scopes, but every El Granada lot sizes differently.
